2014 Chattanooga Real Estate Sales Best in 8 Years

The 2014 Chattanooga Real Estate Sales were the Best in 8 Years.  Realtor, Nathan Walldorf, and the President Elect of the Greater Chattanooga Association of Realtors (GCAR), was quoted by the Chattanooga Times Free Press saying that Chattanooga TN real estate is in a multi-year recovery and each year is getting better than the last.  He also was quoted expressing optimism about the real estate market with all of the economic growth happening in Chattanooga as a result of Volkswagen expanding and as a result of Chattanooga having the country’s fastest internet, which is creating economic innovations.  Even President Obama is talking about Chattanooga’s economy.

Travis Close, the President of GCAR, said that new construction should continue to grow in 2015 and millennials (ages 25-35) should enter the home buying market in 2015.  Take a look at the whole article below.

US President is Talking About Chattanooga

The US President is talking about Chattanooga.  In President Obama’s past 2 speeches in Iowa, he spoke about Chattanooga’s obama-in-chattanooga-tninnovations in their economy partly due to having the fastest internet in the country.  The president said our gig per second internet is like being the city that 1st discovered fire.  Chattanooga is working to find ways to use their gig per second internet, and it holds amazing potential.  Chattanooga has also become a place that fosters start-up companies both with private funds and with public funds.

Good economic growth is happening in Chattanooga, and it makes Chattanooga a great place to live.  People are moving to Chattanooga for the opportunities that it holds.  Even the president of the United States is talking about Chattanooga.

The home sales in this multi-year real estate market recovery posted higher for 2014 than for 2013 in Chattanooga.  I expect sales to be higher in 2015 than in 2014 as well.

Chattanooga Realtor Safety

Chattanooga Realtor safety – Chattanooga Realtors are starting to have to think about their practices and if those practices are putting themselves at risk.  This comes after an agent was kidnapped and handcuffed in California while showing a home that she had listed for sale on 1/8/15.  In September of 2014, a Realtor in Arkansas was kidnapped while showing a property and was found dead 2 days later.

Don’t be surprised if your Realtors ask for some of the following items and info from you to safeguard themselves:

1. A copy of your photo ID.

2. Info about the make, model, color, & year of the car that you drive.  They may also ask for your license plate number.

3.  A daytime showing instead of a nighttime showing.

Please work with your Realtor and even volunteer to provide these items to your Realtor in order for them to feel safe with you as a Chattanooga home buyer or as a Chattanooga home seller.

Obama to Make FHA Changes

Obama to make FHA changes in 2015.

2014 was another recovery year in real estate, but it had one of the lowest 1st time home buyer rates in years.  Part of that is due toFHA-loan-changes-2015 FHA charging more money for their mortgage insurance premiums.  Obama proposes lowering the FHA mortgage insurance premium by .5% (from 1.35% down to .85%) in a speech in Arizona on Thursday.  He wants housing to be affordable for Americans, and he wants to continue to support the real estate market recovery.  A majority of 1st time home buyers use FHA mortgages, because FHA mortgages have the lowest down payment of 3.5%.

The National Association of Realtors (NAR), several other trade groups, and Congress all urges FHA to lower their mortgage insurance premiums.  All of those groups looked a the higher rates as a large part of what “sidelined” many 1st time home buyers in 2014.

The Federal Reserve has not rushed to push up interest rates up in 2015.  Rates even went down a bit this week.  The government does seem to have a resolve that the real estate market has a huge impact on the economy and seems to be handling that market with care.

President Obama’s hope is to jump-start housing in 2015 according to NAR.
